If your arrival date is 4 weeks or less away from your reservation date full payment is required within 24 hours of your booking.
If your arrival date is over 4 weeks from your reservation date 25% of the total booking cost is required to secure the booking. The balance is to be paid 4 weeks before your arrival.
You can pay for your booking via BACS or card (debit or credit).
The damage deposit is a pre authorisation of your card only. No money will leave your bank account if no damage is caused. The damage deposit will not be taken in cash.

Full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away.
From 14 days before check-in, refund of the cleaning fee only, or free transfer of dates and movement of booking.
24-hours before check-in, no refund given.
We strongly recommend you take out adequate Travel Insurance to cover payments required due to cancellations.

You must be 18 years or over when you book your accommodation. Photo ID (such as photo driving licence or passport) MUST be sent to us for the lead guest at least 24 hours before check in in line with The Immigration (Hotel Records) Order 1972. Failure to do so could result in your booking being cancelled.
You may arrive at your accommodation from 2pm (except if it is stated different) on the start day of your booking and, unless otherwise agreed, you must leave by 10am on the last day. If you fail to arrive by 8pm on the day of the start date and do not advise us of a late arrival we may treat the booking as being cancelled by you.

Smoking is strictly forbidden throughout the entire property, this includes the windows and en suites.
Check-in between 2pm to 4pm unless agreed in advance. Check out is at 10am
We try to be as flexible as possible please enquire in advance if you require check-in/out at times different to those advertised.(Subject to availability/charge)
To ensure we are on site to greet you it would be really helpful if you could inform us of your approximate arrival time.
No parties or events at any of the properties. If a party is to be found at one of the properties we have the right to ask you to vacate the property without refund.
Guests will not do anything that may cause a nuisance or annoyance to the owners or to any other occupier or guest of adjoining properties or do anything at the property that is illegal or immoral.
Noise disturbance after 10pm and before 7am can be reported to the local Council.

All children under 18 are to be accompanied by an adult around the Koi pond and Jacuzzi at all times.
Children under 18 years old are not permitted to use the Sauna.
If you suffer from any medical issues or taking any medication please contact your GP before using the Sauna & Jacuzzi.
If you are pregnant please seek your GP’s advice before using the Sauna & Jacuzzi
We allow the consumption of alcohol on the premises although not recommended while using the Sauna/Jacuzzi facilities; consuming alcohol while using the Sauna and Jacuzzi is at your own risk.
Boutique Rooms do not take any responsibility for accidents that happen while under the influence of Alcohol & Drugs.
The use of Sauna and Jacuzzi is between 10am and 10pm – this can be extended up to midnight subject to charge. (£20p/h)
There is no use of Sauna and Jacuzzi on the day of check out unless agreed otherwise.
